Every inch of all annexes
hand-crafted

Unlike other suppliers, we don't offer flat-pack annexes or plastic interiors. Changing the size and colour of a mass-produced shell is not what we mean by bespoke. Every joint is cut and finished by hand, using solid timber and considered detailing that a factory line simply can't replicate.

We work with sustainable materials and a generous range of cladding, door, window and finish options — finished to a specification that will hold its quality for decades, backed by a ten-year warranty against build defects.

From first call to final handover

Your annexe in three considered steps

Consultation

After your enquiry, we put together a detailed estimate along with a 3D drawing of your annexe. If this is suitable and within budget, we'll arrange a site visit to go through the design with you in more detail.

Design

Following the site visit, we make any adjustments to the design and put together your final quotation. Where planning permission is needed, our architectural technician prepares the application on your behalf and manages it through to decision — this is charged separately from the build quotation.

Build

The build itself typically takes six to ten weeks for an annexe, depending on size and specification. Most work happens on site, and we co-ordinate every element — from the plumbers and electricians through to final finishing — with trades who know our carpentry team well. We sign off Building Regulations at every stage and hand over a fully finished, fully working home.

The Granny Annexe

Set in a generous Surrey garden, this 8.7m x 4.4m annexe was designed for an elderly relative who wanted their own front door without moving away from family. Corner bi-fold doors fold back to bring the garden in. Contrasting cladding, Millboard composite alongside James Hardie fibre cement, gives the exterior texture and depth without asking for maintenance.

We secured planning permission on the client's behalf and built to full Building Regulations, with the structure approved for year-round, self-contained living.

The Coastal Cottage Annexe

Tucked behind a characterful cottage on the Sussex coast, this annexe needed to feel quietly contemporary without competing with its older neighbour. A sloping roof softens the rear elevation. Black corrugated metal sits alongside charred PermaChar timber, settling the building into its surroundings.

Inside, a bespoke birch plywood bunk bed gives the space a Scandinavian calm. Built to full Building Regulations with its own shower room, it's a self-contained guest space designed to be used in any season.

The Multi-Purpose Annexe

An awkwardly shaped garden became the very thing that made this annexe interesting. We designed the building to fit an irregular corner, with an angled utility area at one end that gives space for a fridge, kettle and storage without sacrificing the main room.

A clever fold-out double bed means the space works as a sitting room by day and a guest bedroom by night. James Hardie weatherboard in anthracite grey keeps the exterior low-maintenance, and our carpenters built the front decking around an existing tree rather than removing it.

Planning & Building Control

The paperwork, handled.

Because an annexe is intended as habitable, self-contained accommodation, it sits outside Permitted Development. Both planning permission and Building Regulations approval are required — and we handle both for you, with a current 100% planning success rate across Sussex, Surrey and Kent.

Where planning is required, our in-house architectural team will:

  • Carry out a free site survey and discuss what's achievable
  • Engage with your local planning authority where helpful
  • Prepare all drawings, statements and supporting documents
  • Submit and manage the application through to decision
  • Design and build to full Building Regulations as standard
  • Liaise with Building Control through to final sign-off
