Perfect for quality family time

A garden game room is the dream addition for a family home. It’s a place for the kids to entertain themselves – the big kids too. You can really personalise your garden games room, using the place to keep your games in pride of place, especially if you’ve amassed quite a collection. Whether video game consoles, board games, puzzles or general kooky memorabilia, your games room is yours to design and your family’s to enjoy.

With added french doors, you can open up the garden games room to the rest of the garden. Perfect for those lazy summer days.

Game in comfort all year round

All our garden rooms are built fully insulated, making it easy to keep warm during the winter months. We also fully wire up your garden games room, so if you need more power outlets for all your gaming equipment, we’ll set them up. Our interior designers, decorators and electricians work together to bring your brief to life, creating a comfortable, beautiful and practical space for you to make use of whatever the weather.

No disturbing the neighbours

If the fun gets a little carried away, no problem. We can add soundproofing to your games room so the rowdiness doesn’t upset the neighbours. Want to add a private cinema to the games room? Enjoy the roar of a surround sound system without the whole street hearing your TV too. You can crack up the volume and keep the peace.

And it’s not just the neighbours you’ll keep happy. Keeping the games room separate from the house does restore a little peace and quiet for the family.

Why Choose Miniature Manors

Experienced and talented craftsmen and designers
Our team of skilled professionals have been operating in the heart of Sussex since 2008. Our team consists of experienced professionals, including our inhouse architectural technician who overlooks our planning applications. We offer a turnkey service where everything is handled under one roof.

Every inch hand-crafted
Unlike other garden room suppliers, we do not offer flat pack style garden rooms and steer well clear of plastic interiors. For us, changing the size or colour of a mass-produced structure is simply not bespoke. Our carpenters work hard to finish every piece by hand. We’re dedicated to the craft, so much so we run apprentice carpentry schemes every year.

Individual, sustainable designs
We do our best to cater to your expectations and give various size, material, window and door options for every client. All of our garden rooms are made with sustainable materials and are finished to the highest specifications to prolong the life of your building. Because of this, we deliver a high-quality product at a competitive price.

Your Perfect Outside Games Room in Three Easy Steps:

After your enquiry, a member of our team will contact you to discuss your initial garden office plans in more detail. We always try to book a site-visit with our clients in order to have a detailed discussion about their requirements. A member of our knowledgeable team will bring material samples and images of our previous builds. This enables you to choose the finish on our garden office, and allows us to create a design which is truly unique for you.

After completing a survey of the space you want to use for you garden office, our team will then create a CAD design which encapsulates your ideas. We will send this to you with a list of proposed specifications for the build. We welcome any feedback and will keep making adjustments until you are 100% happy with the design and cost. When you are happy to proceed with your own Miniature Manor, we will schedule your build into our diary.

Depending on the size of your garden game room, it usually takes two – four weeks for our team to erect and decorate your structure. The majority of the work will take place on site in your garden, although there will be days when they build part of the structure at our workshop in Sussex. Once your garden office is complete we will advise how best to look after the structure to ensure longevity.

Planning Applications & Building Regulations for your Garden Games Room

In the event that planning is required, our architectural design team can take over this process and at present, have a 100% success rate at achieving permission. We charge a separate fee for this work which also covers the submission fee to your local council.

We commonly apply for planning permission or work to building regulations for the following reasons:

  • The client lives in a maisonette
  • The structure is to sit in the grounds of a Grade I or II listed building
  • The design requires a ceiling height that is more than 2.5 metres
  • The garden room will be used commercially or as liveable accommodation

Where building regulations or planning permission conditions are required, we will adapt the specifications of our build for the all-important sign off.

You can learn more about the planning rules for Garden Games Rooms via the Planning Portal Mini Guide.

Frequently Asked Questions

Do I need planning permission for my garden games room?

Generally speaking, you don’t need planning permission. We design and build our garden games rooms so they are covered under your permitted development rights. Some additional extras will need planning permission. There are more reasons where planning permission will be needed, but we can address any concerns you have.

Our team regularly works with planning officers and we have our own planning consultant that we direct inquiries towards. Planning regulations can sometimes be very conflicting so we can help answer any planning permission questions you may have.

Do you have a showroom?

Yes, we have a showroom where an example of a garden games room is on display. Visits to our showroom are by appointment only. You can arrange a visit here or by calling on 01403 610619.

How big can a garden games room be before I need planning permission?

This depends on how much outdoor space you have at your property. A build in your garden can’t exceed over 50% of the space you have available – going over will require planning permission. There are also external height restrictions. The external height cannot be any higher than 2.5 metres when 2 metres off the boundary. A pitched roof will also have a height limit of 4 metres when it is built 2 metres from the boundary.

You can find out more about the planning regulations for outdoor builds on the online planning portal here.

Do you have a price list?

As all of our garden rooms are individually designed, it is hard for us to present a list of prices. However, if you complete our Project Planner we will email across an estimate.
