As every garden room we build is uniquely designed, we don't publish a fixed price list. Our starting price for a 2m × 2m garden room is £15,400 (inc. VAT).

We have an appointment-only design studio on South Road in Haywards Heath. Once you’re happy with your initial estimate, you’re welcome to book an appointment where our friendly team will refine your design and explore material samples with you. We’re open Monday to Friday.
When you are close to making a decision, you can visit a real garden office at our family home in Mid Sussex to experience a space first-hand. For more unique projects, we can also connect you with previous clients who are happy to share their finished build.

We require a 50% deposit to confirm your build date. A further 25% is due on day seven of the works, payable on receipt of invoice. The final 25% is due upon completion. Any additional extras requested during the build are invoiced separately once those items are complete.
Lead times vary throughout the year and typically range from four weeks to four months depending on our current schedule. If you'd like to secure a start date, we ask for a £500 fully refundable deposit to hold your place in the diary.
We provide a 10-year structural warranty against building defects. All of our garden rooms are installed on ground screws, which are covered by our design liability insurance — giving you complete peace of mind from the moment we break ground.
An average garden room build will take approximately two working weeks given that there are no delivery delays. Larger projects can take anywhere from three to six weeks.
In most cases, a garden room can be built under permitted development rules. This is because most of our garden rooms do not exceed 2.5 metres in height when being built within 2 metres of the boundary. If you live in a maisonette or listed building, then planning permission is required. For a more detailed look at planning, we suggest reading the Planning Portal’s Guide.
Where planning permission is required, our architectural design team can take over the planning application on your behalf. This is usually charged with a separate fee and includes all drawings.
The majority of our garden rooms are finished with an EPDM rubber roof, which carries a 25-year warranty and a life expectancy of around 50 years - making it an exceptionally durable, low-maintenance choice.
For pitched roof designs, we offer a range of options including corrugated metal sheets, shingle tiles, reclaimed tiles, and natural slate, all of which can be specified to suit your design brief and budget.
We offer a wide range of cladding options to suit your style and setting. Popular choices include fibre-cement boards, cedar, composite cladding, corrugated metal and Thermowood. We can discuss the full range, including maintenance requirements and longevity, during your design consultation.
We include a high-quality, moisture-resistant laminate flooring as standard, available in a range of finishes to suit your style.
If you're looking to upgrade, we offer click LVT (luxury vinyl tile) for a more premium feel and added durability. For a truly bespoke finish, we're also happy to quote separately for glue-down LVT, tiled flooring, or a seamless microcement floor.
We offer a range of heating solutions to suit different budgets and uses:
• WiFi-controlled electric radiators - controllable from your phone, so your space is warm before you arrive.

We recommend heating your garden room consistently throughout the cooler months, just as you would any room in your home, to protect the structure and maintain comfort.
We deliver a residential-quality interior, so your garden room feels like a natural extension of your home. Every build includes plastered and painted walls, contemporary skirting, and your choice of flooring - all designed to create a comfortable, ready-to-use space from day one.
If your build includes storage, this is typically OSB-lined. As a design-and-build company, we can tailor the interior finish to suit exactly how you plan to use the space, with a range of upgrade options available.
Decorating is included in our garden room projects and is priced as a separate line item in your quotation. This gives you the flexibility to choose whether you'd like us to handle the decorating as part of the full turnkey package, or whether you'd prefer to take care of it yourself to make a saving on the overall project cost.
Yes, this is something we're asked about regularly, particularly for garden annexes and higher-spec studio builds. Adding a WC, shower room, or kitchenette is entirely possible and transforms a garden room into a truly self-contained space.
The key consideration is drainage. Running a soil pipe from the garden room back to your main drains is usually achievable, though the cost and complexity depend on the distance and the layout of your existing drainage. In some cases, a compact sewage treatment unit or a macerator system may offer a simpler alternative.
Adding sanitary facilities to a garden room can also affect its planning status - particularly if the structure is intended for sleeping or independent living. You will always need Building Regulations approval where drainage is added. Our team will guide you through the requirements as part of your design consultation.
Yes. Alongside our fully bespoke design-and-build service, we offer a range of pre-designed garden rooms that combine the quality and craftsmanship of a Miniature Manors build with a more streamlined specification process. Our pre-designed range is a great starting point if you have a clear idea of the size and style you're looking for, or if you'd like a quicker route to a guideline price. Each design can still be personalised - from your choice of cladding and doors to your interior finish and heating.

An average garden room takes two to three weeks to complete with our full turnkey service. Larger projects or garden annexes typically take anywhere from four to twelve weeks, depending on the scale and complexity of the build.
All of our garden rooms are built on ground screw foundations, which we install ourselves. Ground screws are a fast, minimally invasive, and environmentally considerate alternative to a concrete base - and they're covered by our design liability insurance.
For our high-spec music studios, we typically recommend a concrete base to support the higher levels of soundproofing required. All foundation works are included within your quotation.
Yes. We insulate the walls, ceiling, and floor to a high specification, making your garden room suitable for comfortable use throughout every season.
Yes - the internal electrical fit-out is included in your quotation and you'll receive a full electrical certificate on completion. The external connection from your house to the garden room is priced separately, as the cost varies depending on the distance and the capacity of your existing fuse board.
A reliable internet connection is one of the most important considerations for a garden office or studio, and we plan for this from the outset. The most dependable solution is a hardwired ethernet cable run alongside the electrical supply from your house to the garden room. This gives you a fast, stable connection - ideal if you're on video calls or working with large files. We will price this separately with your electrical connection.
If a cabled connection isn't practical, a good-quality Wi-Fi extender or a powerline adapter (which sends the signal through your existing electrical wiring) can both work well. We're happy to talk through the best option for your garden and how you plan to use the space.
The garden will need to cleared ahead of the work. However, we can quote to assist you with this. We have experience in taking down garages, sheds & with general garden clearance.
All of our garden rooms are professionally plastered and painted. We include a moisture-resistant laminate flooring that is available in a choice of seven colours. A contemporary style of skirting is included as standard. With our bespoke design service, you can request upgrades to your interior finish.

Planning permission is required if you live in a listed building, a Conservation Area, or a maisonette. Garden annexes intended for independent occupation, with sleeping accommodation, a kitchen, or a bathroom will also require planning permission and will need to meet Building Regulations. A well-designed garden room can add meaningful value to your property - particularly in Sussex and the South East where demand for home working and leisure space is high. Estate agents frequently cite garden rooms as a desirable feature that broadens buyer appeal. Because they fall under Permitted Development in most cases, they are also one of the more straightforward home improvements to plan and build.
Under permitted development rules, your garden room must not exceed half (50%) of the land around the original property. Height restrictions apply as mentioned above. During our free site survey, we will measure and assess your space to advise on dimensions.
When required, our design and planning team will manage the entire process from the outset. We charge a separate fee that covers both our professional services and the submission fee to your local council. You don’t need to do anything yourself.
Typically, planning applications take 8-12 weeks from submission to decision, but this can vary from application to application. If your project requires additional surveys such as tree reports or contact with English Heritage, the process time will usually be longer. We will monitor the application process, respond promptly to any queries, and be completely transparent about expected approval timescales.
