The journey begins with an initial phone consultation or email exchange (whichever you prefer) with our design team. Design Aesthetic: Options for a traditional, modern, or minimalist look, as well as any particular finishes or materials.
Budget: We’ll provide a preliminary cost range based on your requirements.

If our initial estimate is suitable, we will then create your first design concept, using 3D visuals to help you visualise the space. You’ll have the opportunity to review the designs and provide feedback so we can make any adjustments before moving forward.

2. Site Survey and Planning Permissions

Once you are happy with your unique design, our team may conduct a site survey to assess the location, ground conditions, and any logistical considerations for installation.

What to Expect:

Site Assessment: We check the layout, topography, soil type, and accessibility of your garden.
Planning Permissions: While most garden rooms fall under permitted development, some areas (especially if you live near protected trees or in a national park) may require planning permission. If needed, we’ll handle the application for you, ensuring all regulations are met.

3. Final Design and Materials Selection

With the site survey complete, we can make any final design tweaks needed to accommodate site-specific requirements. This is also the time to select your external finishes including cladding and lighting options. Some of our clients do prefer to wait to choose some of the internal finishes, so there’s no pressure to set these choices in stone.

At this stage, we finalise:
Exterior Materials: We’ll discuss materials for cladding, insulation, and windows.
Lighting and Power Options: A rough design for the number of sockets, light fixtures, and any specific electrical needs like Wi-Fi or heating. Specifics can be altered at a later date when our electrician is running the cables.

Once everything is confirmed, we’ll provide a finalised cost and timeline. This ensures you know exactly what to expect in terms of budget and project duration.

4. Groundworks and Foundation Preparation

Next comes the first phase of construction: preparing the site. Groundworks and foundation laying are critical for creating a stable, weather-resistant base.

What to Expect:

Foundation Installation: Generally, we use ground screws as our foundations, however if previously discussed, we may use a concrete base.

5. Structure Assembly and Frame Installation

With the foundation in place, we’re ready to construct the frame and walls of your garden room. This is when your space starts to take shape.

What to Expect:

Frame Construction: Using quality timber, we assemble the basic structure, including walls and roof supports. The walls are wrapped in a breathable membrane, a vital step in the longevity of the structure.
Roof Installation: The roof deck is added, then covered in the EDPM rubber roof (if applicable to your design) which acts as the weather resistance for the structure.
Wall Panels and Cladding: Exterior wall panels and cladding are installed, giving the structure its outward appearance.
Windows and Doors: High-quality, thermally efficient windows and doors are installed, adding to the room’s comfort and security. We offer a wide selection of uPVC and aluminum doors and windows, which will have been discussed in the design phase.

All of our garden rooms are built to the design agreed, meaning all the timbers and sheet materials are cut to size on site by our skilled craftsmen.

6. Insulation, Electrical, and Plumbing Installation

Once the main structure is up, we move to interior first fix work, adding essential systems and insulation for comfort and functionality.

Insulation: We insulate the walls, roof, and floor to make your garden room energy-efficient and comfortable year-round.
Electrical Work: Our electricians install wiring, sockets, and lighting fixtures as per your specifications. If required, we’ll also set up data wiring for internet connectivity and the necessary work for any air con installation.
Plumbing (if needed): For garden annexes with bathrooms or sinks, plumbing systems are installed at this stage. We ensure all plumbing meets current building codes.

8. Final Inspection and Handover

Quality Check: Our team goes over every detail, ensuring all systems, finishes, and fixtures are in top condition.
Handover and Walkthrough: We’ll walk you through the completed garden room, explaining how to maintain it and answering any questions.
